APPLICATION PROCESS: Applications are processed on a first come first serve basis. Any unprocessed application fees will be returned. If you paid online it will be returned the same way. Money orders and checks will be returned and available for pick up within 7 days. WE DO NOT ACCEPT CASH. We do complete a credit check, income/job verification and past rental history verification. Once your credit has been processed your application fee is non-refundable.
PAYMENT OF RENT: Your rent is due in accordance with your lease agreement. Acceptable forms of payment include personal checks, cashier’s checks or money orders. Rents must be received BY THE DUE DATE, not by the date mailed. Rent payments may be made online with no additional fees when using your checking account, if you wish to use this feature you must provide your email address to our office. After hours drop box at the south entrance of our office on Division Street. Box is marked RCM, if you place your rent in the wrong box you will be charged a late fee.

NSF/RETURNED CHECKS: Checks returned by your bank will incur a $35.00 NSF fee payable to RCM Realty Group, in addition to any late charges. We will not redeposit returned checks. You must bring a money order or cashier’s check for the full amount due. If more than one check is returned by your bank, we will l no longer accept personal checks from you and all future rents must be paid online, by cashier’s check or money order.
MOVE IN INSPECTION: You will be responsible to provide our office with a move in inspection report signed by you within 7 days on move in.
BUSINESS HOURS: Our office is open Monday thru Friday from 9:00am to 5:00pm. And by special appointment on weekends or after hours.

REPAIRS AND MAINTENANCE: We make every effort to complete all repairs in a timely manner. Please be aware that many repairs, unless deemed emergency, will require the approval of the property owner. You may make maintenance requests through your tenant portal online or contact our office. As outlined in your lease, if the repair is determined it was caused by damage or negligence or misuse by the tenant (other than normal wear and tear) the tenant will be charged for the repair or replacement. Tenants are expected to handle minor home maintenance on their own.
Smoke Detectors – Proper and continual operation is the responsibility of the tenants. Smoke detector batteries should be replaced twice per year.
Pest Control – Property owners are responsible for providing a pest free rental unit at the beginning of your tenancy. During your tenancy, you will be responsible for any needed extermination.
Appliances – Portable appliances, such as microwaves, washers, dryers and refrigerators are provided as a courtesy. Repair or replacement will be provided at the sole discretion of the owner.
Furnace Filters – Periodic replacement of forced air heating system filters is the responsibility of the tenant.
LANDSCAPE MAINTENANCE: Unless your rental agreement provides with a landscape service, you are responsible for the maintenance of the lawn and landscape. This includes watering, mowing, weeding and any gardening it may require to keep maintained and free of debris and weeds. During winters months all hoses need to be disconnected from bibs. Tenants will be held liable for any damage to landscaping or irrigation
systems due to misuse or neglect. Failure to maintain landscaping may result in hiring a landscape company and charging tenants for the cost of the service.
RENTERS INSURANCE: We do not provide renters insurance. You are solely responsible for obtaining any renters insurance if you choose to do so.
PARKING/VEHICLES: All vehicles on the property must be properly register and insured. They must be free from leaks. You may not park in a vacant unit’s driveway or on landscape. Boats and trailers may not be kept on the property without written consent from RCM Realty Group.
PETS: If you have a pet, a pet addendum may be required with an additional deposit. Pets are not allowed in any common areas without a leash. Pet owners are responsible for proper disposal of all pet waste. Pets will be required to have proper licensing and shots.
PUBLIC NUISANCE: All residents must respect the peace, comfort and enjoyment of their neighbors at all times. Please keep music, TV’s and verbal discussions at reasonable volume levels. Please report any public nuisance to the sheriff’s department.
